Job description
A distinguished high-net-worth (HNW) family is seeking an experienced Head Housekeeper to oversee and maintain their newly built private estate in Sulaymaniyah, Iraq, ensuring impeccable housekeeping standards and a five-star level of service.
The role includes managing and developing a team of 6 housekeepers (including one dedicated to laundry and wardrobe), ensuring efficient operations and high performance.
The estate features a main residence and a guesthouse capable of hosting up to 100 guests for official gatherings, business receptions, and private family occasions.
This position requires strong leadership, attention to detail, and experience in luxury hospitality or UHNW households.
Responsibilities
- Plan and supervise daily/weekly cleaning schedules for all internal areas, ensuring consistent luxury-level standards and readiness whether family is in residence or not.
- Work hands-on when required: detailed cleaning, care of luxury finishes, surfaces, artwork (with training), and specialist materials.
- Oversee laundry and wardrobe routines in coordination with the designated
laundry/wardrobe housekeeper, including linens, towels, and guest bedding rotation. - Inspect rooms and back-of-house spaces, correcting defects, raising maintenance tickets, and following up until completion.
- Train, coach, and performance-manage housekeepers, including cross-training into basic service and back-up roles for other departments.
- Manage housekeeping inventories, ordering supplies within agreed budgets and maintaining storerooms in an organized way.
- Collaborate closely with the Head Butler, Executive Chef, Security Supervisor, and
Maintenance Supervisor to coordinate schedules, deep cleans, and event support.
Requirements
- 5–8+ years in luxury hotels or UHNW households, including team-leading experience.
- Strong people management skills, eye for detail, and very high standards of discretion and confidentiality.
- Comfortable adapting to evolving SOPs as the Villa opens and operations are refined.
Work conditions
- Position: Head Housekeeper
- Location: Private Estate, Sulaymaniyah, Iraq
- Reporting to: Estate Manager
- Team responsibility: 6 Housekeepers (including 1 focused on laundry/wardrobe)
- Working hours: Typically 8–10 hours per day, with a high degree of flexibility when family or guests are in residence. Additional hours will be compensated with time off in lieu.
- Schedule: 6 days per week, 1 day off
- Accommodation: Dedicated staff annex under development for Heads of Department; interim rented accommodation nearby until completion.
- Annual performance bonus: To be structured as performance-related and measured against KPIs, yet to be established
- Visa, medical insurance, and flight ticket provided
